All strata managers* are required by law to lodge an annual return through Landgate referring to the strata schemes they managed the year prior. The information collected from these submissions gives valuable insights into Western Australia's strata sector. By fulfilling this obligation, strata managers contribute to a better understanding of the sector while ensuring compliance with the law.
The reporting window for 2024 is currently open with all reports due on 31 March 2025.
Landgate now publishes a list of all strata management companies who have completed their return. SCA (WA) and Landgate recommend that owners check their strata manger is listed on this report. If you cannot see your strata manager on the list, it may be worth having a conversation with them to ensure they are meeting their compliance requirements under the act (they may have used a company name as opposed to a trading name when completing their return, so this is good to doublecheck).

If your strata manager did not complete the return, this may be grounds for a “show cause notice”. All SCA (WA) members must provide evidence that they have completed this return, plus all other regulatory requirements, so if your strata manager is a member with SCA (WA) you can have confidence that these requirements have been met. These requirements for SCA (WA) membership ensure we are promoting high standards and professional conduct in the WA strata sector.
This year, Landgate have provided a checklist of the required information to assist strata managers in tracking the progress of completing the return. Strata managers can access the returns portal here to complete their lodgement.
